Park View City

Islamabad

Starting Form:

30,00,000 PKR

Ask a handful of property agents in Islamabad which society they’d point a first-time buyer toward, and Park View City comes up more often than most. It isn’t the newest name on the market, and it isn’t the cheapest — but it’s one of the few large-scale societies in the city that’s actually finished large parts of what it promised on day one.

Development History

Vision Group was founded in 2012 by Abdul Aleem Khan and cut its teeth on Park View City Lahore before bringing the same brand to the capital. Park View City Islamabad launched in 2018, the same year it received its CDA NOC, on land in Zone IV bordering the CDA’s own botanical garden and farming project.

Development since then has come in waves rather than all at once: the original residential blocks (A through F) came first, followed by H, J (“Privilege”), and the more affordable K Block as demand grew. More recently, the society has expanded into the Hills Estate and Golf Estate sections, and into its two flagship commercial districts Downtown Islamabad and The Walk. According to the developer, more than 6,000 of the society’s roughly 15,000 total kanals now have completed infrastructure, with over 7,500 residential plots and 800-plus commercial plots delivered to buyers.

Who's Behind It

Park View City is a Vision Group project, chaired by Abdul Aleem Khan — a name that carries weight in Pakistani real estate well beyond this one society. The group’s portfolio stretches across Lahore, Karachi, and Multan, including Park View City Lahore, Park View Corporate Tower on Lahore’s Upper Mall, Park View Icon on Karachi’s I.I. Chundrigar Road, and the Park View Signature Apartments in Gulberg. Vision Group has also backed ventures outside real estate — Cinestar IMAX cinemas in Lahore and Multan, D.H Pharmaceutical, and The National School in Lahore — which says less about the plot you’re buying and more about the group having revenue and reputation outside any single project, which tends to matter when development stretches over a decade.

Location, Roads & Connectivity

Park View City sits on Malot Road in Zone IV. It’s worth being upfront about one thing: this society connects to the city primarily through the Islamabad Expressway and Kurri Road corridor, not GT Road — GT Road access matters more for societies further north, like B-17 or Faisal Hills.

Primary Access:

A 400 ft wide Main Boulevard running directly off Malot Road (Jinnah Avenue), giving cars a straight run in from the highway without threading through side roads.

Secondary Access:

A 200 ft wide, CDA-approved carpeted road connecting via Kurri Road.

Additional Approach Roads:

Bani Gala, Bhara Kahu, Simly Dam Road, and Naval Farms all offer alternate routes in, spreading traffic across multiple entry points rather than bottlenecking at one gate.

The honest read:
it’s well placed for anyone commuting within Islamabad’s northern belt, but the airport run is closer to an hour than the 20 minutes some sectors closer to the city can offer — worth factoring in if frequent flying is part of your routine.

What's Around It

Nature and Open Space:

The CDA’s own Botanical Garden borders the society directly, alongside Lake View Park, Shakarparian National Park, and Bani Gala’s riverside setting.

Education:

Quaid-i-Azam University and the Federal Urdu University of Arts, Science & Technology are both within reach — useful if you’re buying with a family’s long-term schooling in mind.

Landmarks and Travel:

The Diplomatic Enclave, Serena Hotel, and Islamabad International Airport all sit within the surrounding zone, alongside the older Bahria Enclave I and II developments and the residential pocket of Bhara Kahu.

Inside the Master Plan — Blocks & Plot Sizes

Park View City is split into alphabetical residential blocks plus dedicated commercial and lifestyle zones. Note that the block letters skip G and I — a common convention in Pakistani societies to avoid confusion with numerals 6 and 1.

All Plot Sizes at a Glance

Residential:
5 Marla, 5 Marla, 8 Marla, 10 Marla, 1 Kanal, 2 Kanal

Commercial:
6 Marla, 8 Marla, 1 Kanal

Apartments:
Studio/1-bed, 2-bed, and 3-bed units in the Terrace Apartments

Two pricing notes worth knowing before you shortlist a block: plots with a premium position (corner, park-facing, or on the Main Boulevard) typically carry roughly a 10% premium over standard plots in the same block, and paying in full rather than by installment can knock around 5% off the total price.

Streets & Infrastructure Standards

Beyond the Main Boulevard, internal streets across the society are carpeted and run wider than a typical plotted scheme, with green belts planted along the roadside rather than left bare. Electricity, water, and sewerage lines all run underground rather than overhead — a detail that matters more than it sounds, since it keeps the streetscape clean and cuts down on storm-related outages.

Schools & Education

Families buying here aren’t short of options. Schools operating in and around the society include The City School’s dedicated Park View Campus, The Smart School, Marjan Public School, the Aims Education System, National School, a Beaconhouse kindergarten branch, Maryam Foundation School, and Beaconhouse Newlands Islamabad. Between the on-site campus and this cluster of nearby options, most families can find schooling within a short drive without leaving the wider Park View City area.

Healthcare

A hospital is built into Park View City’s master plan alongside the society’s schools and mosques, giving residents access to healthcare without leaving the community. For the specific facility name, current operating status, and services offered, it’s worth confirming with our team or the developer directly before you rely on it for a purchase decision — this is one detail that tends to get updated as blocks come online.

Mosques

The society’s flagship mosque, Masjid Abdur Rehman, is built in a Turkish-inspired architectural style and serves as one of Park View City’s visual landmarks. Beyond the main mosque, each residential block also includes its own neighbourhood mosque — standard practice across Islamabad’s larger societies, so residents in every block have a place to pray within walking distance.

Commercial Areas — From Mini Markets to Downtown

Day-to-day shopping is handled at the block level: most residential blocks include small commercial pockets or mini-markets for groceries and essentials, so residents aren’t driving across the society for basics. The main commercial district, however, is Downtown Islamabad, paired with the adjoining Walk Commercial area. Built around a large man-made lake and home to what’s billed as Pakistan’s largest dancing fountain display (running since December 2023), Downtown combines a shopping and dining strip — sometimes marketed as the “Food Valley” — with Islamabad’s first IMAX cinema and space designed for both local and international retail and food brands. The specific tenant list changes as new plazas are completed and leased, so if you want to know exactly which stores or restaurants are currently open, that’s worth confirming with our team or a site visit rather than relying on any published list — including this one.

Recreation, Sports & Lifestyle Amenities

Beyond shopping and dining, Park View City’s amenity list includes the Park View Zoo, a network of parks and green belts woven through the residential blocks, and jogging tracks for residents who want to exercise without leaving the community. The commercial districts are also planned to include gym and sports-complex space, positioned alongside the IMAX cinema and food court as part of the society’s broader entertainment offering. A club and community centre anchors the social side of things, and the Terrace Apartments and Park View Homes sections cater to buyers who’d rather move into a finished unit than build on a plot themselves.

Utilities: Electricity, Gas & Water

Electricity, gas, and water run 24/7, with the electrical supply routed underground rather than overhead — residents describe the society as largely free of the load-shedding that affects less-developed areas nearby. Sewerage and waste management infrastructure is built in alongside the utility network rather than added later, and the society is fully gated, with 24/7 CCTV surveillance and trained security personnel on patrol.

Utilities: Electricity, Gas & Water

The NOC is Real, Not Pending:

CDA approval removes the single biggest source of risk in Islamabad's housing market — a market where "approval in process" is far more common than buyers would like.

Vision Group Has Delivered Before:

A multi-city portfolio in Lahore, Karachi, and Multan means this isn't a developer's first attempt at finishing what it starts.

Infrastructure is Visible, Not Promised:

Roads, schools, a mosque, and utilities are already functioning in the older blocks — you're buying into something you can walk through, not just a brochure.

The Commercial Ecosystem is Growing:

Downtown, The Walk, and Golf Estate all add rental and resale demand beyond the residential plots themselves.

There's a Price Point for Most Budgets:

K Block keeps the entry cost accessible, while Downtown and the Overseas Block serve buyers looking for a higher-ticket investment.

Upward Resale Trends:

Resale values have trended upward as each new phase of infrastructure has been delivered — though, as with any society, that trend depends on continued development pace, so it's not a guarantee.

The Overseas Block

Park View City’s Overseas Block is worth a separate mention because it’s built specifically around the needs of non-resident Pakistanis rather than being a generic block with an “overseas” label attached. It sits close to Entrance Gate 1, a short walk from the Commercial Downtown area, and comes with the same utilities and security standard as the rest of the society, plus its own restaurants, a sports complex, and dedicated green space. For buyers investing from abroad, the appeal is straightforward: a plot near the society’s main entrance, backed by a developer with a multi-city track record, without needing to be on the ground to manage the process.

Q

Is Park View City approved by the CDA?

Yes — it’s a CDA-approved housing project, which is the main legal check worth doing before you commit to any plot here.

On Malot Road in Islamabad’s Zone IV, reached via a 400 ft Main Boulevard off Malot Road or a 200 ft carpeted road via Kurri Road — roughly 20–25 minutes from the Islamabad Expressway and around 45–50 minutes from the airport.
Residential plots run from 3.5 Marla up to 2 Kanal, alongside apartments, ready-built homes, and commercial plots from 6 Marla to 1 Kanal.
Vision Group, founded in 2012 by Abdul Aleem Khan. Park View City Islamabad itself launched and received its CDA NOC in 2018.
Yes to schools — several options operate in and around the society, including a dedicated City School campus. A hospital is part of the master plan; ask our team for its current operating status before you buy based on that specific facility.
It’s designed and marketed for overseas Pakistanis, with location and payment terms built around that audience — worth asking our team whether it fits your specific situation before booking.
